How much space do I need in order for me to open a boutique that combines a mini day spa,cafe and fashion?

I like to open a boutique that has a combination of a mini day spa, a cafe and a fashion boutique in one place. I like to how much floor space is needed when it comes to locating a possible location for the boutique. Help! I was thinking about something like a loft type layout maybe.
